Fitting and Refurbishing

Fitting out brand new spaces, refreshing older spaces, and addressing dilapidation schedules post-lease are prime examples of the practical work that, if not scheduled, is likely to derail the overall project.

Fit Outs and Refurbishments

Well planned spaces create functional fit outs. Part of planning includes the day to day functionality of the space. What we do is take the design and make it real, all while considering the day to day activities of the people who will be utilising the space. We manage the whole project so you know what has and hasn’t been completed rather than finding out from the contractors.

Refurbishing can mean anything from a simple cosmetic update to a complete gut and redo of the space. In all cases, a defined time frame, a defined cost, and an agreement that both will be upheld are priorities.

Dilapidations

Receiving a dilapidation schedule can be frustrating, but not everything will be obligatory. Some items will be defense to the claim, while others will be the starting point for the landlord’s surveyor and will be the beginning of the negotiations. Understanding the obligations helps ensure that you will not be completing work on something that you are not liable for.

We inspect the schedule and the actual lease to determine what is actually required, and assist you during the negotiations for the remainder. Dispute is not a necessity for the process — most dilapidation claims reach settlements when an opposing party has a clearly stated position and a reasonable argument.

This encompasses:

  • Management of fit-out projects for offices, retail spaces, and commercial spaces
  • Space planning and furniture selection
  • Refurbishment of various scales (minor operations to full renovation)
  • Assessment of dilapidation according to lease requirements
  • Negotiation support for dilapidation settlements

If you need assistance with a fit-out, or you have a dilapidations schedule that you would like assistance with, please send it to us and we will let you know what is actually required.
