Properly managing a rental property includes much more than routine collections of rents and repairs. For instance, management includes ensuring that certificates do not lapse and that maintenance issues do not create disputes. Management also includes ensuring that there are no vacuums of rental income due to delays, after one tenant leaves, in securing, or at least advertising for, a new tenant.
We do all management, including all the many parts of daily management such as, but not limited to, collection of rents, organising routine maintenance and repairs, ensuring compliance with all relevant safety and other regulations, and managing the tenant. The last part, tenant management, is important for ensuring that tenants renew their leases.
We will not promise zero issues. Tenancies have problems. More than likely, at least one of the issues will be concerning a late rent payment, a dispute regarding a deposit, or an unexpected repair. We will address the problems and keep you updated. We promise you will be better informed than the other landlords who find out there has been an issue for weeks.
